About the Project
400 China Basin is a 148-unit affordable housing community in the Mission Bay neighborhood of San Francisco. This project achieved a GreenPoint Rating of Platinum with counsel from Bright Green Strategies.
Mission Bay is a key component of San Francisco's strategy for meeting California's housing goals. From 2010 to 2020, the area increased in population by over 200%. Today, this neighborhood consists of new, high rise affordable, market rate and luxury apartment buildings, medical facilities and research labs. China Basin Park is among San Francisco's newest parks, boasting waterfront views of the SF Giants' Oracle Park - less than a 10 minute walk from this project.
This project earned 192.9 points for Platinum certification. The ownership team demonstrated a firm commitment to sustainability by installing water efficient plumbing fixtures, ENERGY STAR certified appliances and efficient landscaping systems. This project also gained many points under its 2019 code T24 analysis - 39% better than code for 103 points. To achieve such an ambitious result, BGS' T24 specialists, mechanical designers, architects and ownership collaborated on best in practice energy design. This included R-21 insulated wall cavities, R-8 exterior rigid insulation, R-30 average continuous roof insulation, split system heat pumps for the units, and a central heat pump water heater.
